 | VERY BEAUTIFUL 100 YEAR old house located in Wood Islands. 3 Acres of land; 4 bedrooms; 1 3/4 (one has shower stall) Baths, sun porch, living room, dining room. There is a private; self-contained in-law suite. It’s about 2200 Sq feet altogether.
Has had many updates: New roof, septic system, electrical, wood furnace (also has oil furnace), cellar hatch, oil tank. Would like to sell as is with furniture and appliances, stove, fridge, washer, dryer and freezer, dining table & chairs, queen size beds with metal frames, 1 with captains bed, living room big, pine wingback chairs (one is a rocking chair) and chalet style couch, kitchen aid mixer. In-law suite has working appliances: fridge, stove, Yard has a big, 150 year old maple tree in back yard. 2 large sized picnic tables with benches and swing are also included. Details: Old fashioned country kitchen is done in maple hardwood and has a built in china cabinet. Maple panels go half way up the wall and the rest is painted white. There is a matching old fashioned clothes dryer on the wall. There is tile on it right now but there is hardwood underneath that can be refinished. There is also a heavy wood kitchen table set with 4 chairs. We also have an old fashioned, oil fired keemack stove which is in storage but included.
Living room has a darker, cherry type finish and we are told it was cherry paneling which goes 3 quarters of the wall; there is a pink, light colored wall paper. Beams the same color crisscross the ceiling.
There is a built in fireplace which is now closed but it can be opened up again. We had to close it to put in a stainless steel liner to heat with wood. It can be reopened.
Everything is included in the price: furniture, linens (sheets, towels, and duvets), dishes, Paderno pots and cutlery.
The house is in need of a few cosmetic changes. The kitchen floor has to be redone. There is hardwood underneath and there is a small repair needed in front of the fridge. The downstairs bathroom floor has to be fixed as well, its needs a board replaced and has to be re-tiled.
The outside of the house is in good condition. We replaced all the bad shingles when we painted the house in 2002 and the paint is still in very good condition. The window trim has to be redone.
The couch cushions have to be recovered but the chair cushions are in good condition. The cushions on the kitchen chairs would also have to be cleaned.
All appliances are in working order.
The apt. is attached to the house but there is no direct access to the house.
It has a stove and fridge, cupboard. There is a small bathroom upstairs with a toilette, sink and bathtub. There is a shower attachment but not an actual shower. It’s done in wall paneling which is in good condition. The bedroom is quite large but it hasn’t got a closet. There is a carpet which is made from carpet samples attached together. It has electric baseboard heating which seems fairly efficient. When we were renting it out in the spring and fall, people were using it and it only increased the bill by $20.
There are only a few items not included with the sale. There is a restored gramophone, old fashioned radio, magazine stand and some dressers that will not be included.
The property is very private and far enough from the main road to keep it quiet.
There is lots to see and do in the area and the beach is 3km from the house.
