Vancouver's rains has a negative imact on many homes and townhouses: Clogged underground foundation drainage pipes, called "drain tiles" in the construction trade.
As you may see with the Foundation Repair Association's website, keeping the drainage tile (sub-surface drain pipe) clear is crucial to dry basements, as well as preserving the building structure from settling. Rainwater from gutters and downspouts in many homes will run into perforated sub-surface pipes, which get clogged eventually.
The association's website states: "Inlet basins should be inspected every 6 months to ensure these do not become clogged with leaves, grass, soil or other debris, which would negate function. The bottom of these inlets normally has a sedimentation basin that requires removal of dirt as fill adds up over time."
One popular method of clearing these pipes is to have them dug up, and replaced, costing thousands of dollars. The association's website states, "..repair will normally require excavation and replacement of the drain line. This may be an even greater possibility if clay tile is used in lieu of heavy duty pvc."
