  PECOS RIVER CLOSE!
This lot is off the river only 2 lots and has direct dirt road frontage. The price is $3,995.00 and owner financing can be arranged with an adequate down payment.

Directions: Go north on 516 through Barstow. Continue north on 516 and pass MiVida gas plant. Go another mile or two and 516 turns into a tee. Do not turn right. Go left (west) down a narrow dirt road. You will pass one road going to the right. Do not turn there. Continue further and there will be a dirt road going to the right (north) along the canal. Follow that road until you get to a point where it crosses a shallow ditch. This is the only bad spot on the road. Get across the ditch and go left following the canal. If you have a GPS set it for N31o 33.361 W 103o 29.672 which will take you to the south west corner of the lot. When I left Pecos in December I had marked the approximate GPS corners of the lot with red flagging tape which should still be there.

DIRT ROAD FRONTAGE - RIGHT TO THE LOT!
This subdivision is only about 12 miles north of Pecos City, Texas in Ward County. It is directly accessible via a dirt road from FM516 or from County Road 160. 95 percent of the road can be traversed with any automobile. There is one tiny section that I would prefer to have a pickup truck or a four wheel drive vehicle. If instead you use County Road 160 you can drive to the lot with any automobile but it adds about 4 miles to the total distance and is too complicated to explain.
LEGAL: Lot 87 out of Section 58, Block 33, H & TC RR Co Survey, 5.1 acres +/-, Ward County, Texas.
LOT DIMENSIONS: 367' X 841' X 334' X 796'
LOCATION: about 12 miles north of Pecos City, Texas or about 10 miles north of the Town of Barstow in Ward County. The Town of Pecos City is located roughly 200 miles east of El Paso and about 400 miles west of Ft. Worth on Interstate Highway 20. The Odessa-Midland Metroplex and airport is only 65 miles to the east. Pecos is a modern city of 8,000+ people with stores, restaurants, schools, churches, a hospital, and more. It is also the county seat for Reeves County. Monahans is the County Seat of Ward County and is only about 40 miles from the property. Monahans is a beautiful, quiet city.
The buyer will receive a Warranty Deed free and clear! No liens! Taxes are paid in full for 2011. In November the buyer will receive a tax bill for 2012. If you arrange financing with me the warranty deed will be sent after full payment is received. Buyer will have FULL access to the lot as soon as the contract is signed. The only closing costs will be about $225.00 which is half of what the lawyer in Pecos charges for all of the paper work including recording the contract, etc.

• A warranty deed (the original will be recorded in your name with the Ward County Clerk, and you will receive the original recorded deed from them) I will send you a photocopy of this document on the same day I send the deed to Ward County for recording.

• GPS Coordinates for your lot
• A Lot Plan for your lot
These documents are provided with the sale at no additional charge.
DETAILS: There are no restrictions on this land. There are no time limits on which you must build. You may use the land for a home, camping, recreation, hunting, or investment. There are no association fees. There are no back taxes. Taxes will be low, probably less than $50 per year. Your Warranty Deed will be free and clear of any and all liens with no back taxes.
UTILITIES: Electrical power would have to be by solar power or a generator. Sewer would be by septic tank that you install. Water would be via a well you dig, or via a storage tank. Water is usually found at about 20 feet here.
